Description: The Construction Project Manager oversees all construction and rehab of homes within the FCS housing inventory. This position works in partnership with the FCS housing team to ensure quality work for all affordable housing created by FCS. This scope of work includes the Workforce Housing and Affordable Rentals within the Charis South Atlanta and Charis Rental Housing LLC entities.
Job Duties:
Construction Projects
- Phase 1 Initial property inspection and site selection during Acquisition, securing property, obtaining Surveys/Appraisals, preparing Spec Sheets including pricing and bid requirements, contractor site visits, overseeing set-up of demo and initial construction at each property.
- Phase 2 Representing FCS to the GC and the City of Atlanta, negotiate budgets/bids for the best interest of the company, oversight of contractors/vendors, manage budget and tracking of expenses. Maintain and manage the construction calendar. Utilize best judgment for materials/fixtures and cosmetic upgrades to produce a cost efficient and quality home. Collect Lien Waivers and liability and WC insurance. Account and verify invoices and payouts to contractors upon completion of work.
- Phase 3 Assist Director of Housing and Realtor with recommendations for positioning property on the market. Ensure completion of the final punch list. Acquire Certificate of Occupancy and final inspections are completed. Arrange final cleaning and set up for showing of property. Complete Sales Inspection Punch list or Amendment to Address Concerns (ATAC) list. Guarantee waivers on workmanship and call backs on constructions.
Planning and Coordination
- Lead the planning and implementation of the project, define scope of work, goals and estimation of project completion.
- Obtain and manage all necessary inspections, surveys, drawings and permits on projects.
- Manage and facilitate the hiring of contractors/vendors and volunteers. Making sure all paperwork is completed.
- Constantly and consistently monitor work/workers on the jobsite. Maintain safety on site at all times.
- Communicate with the Managing Director to ensure timely completion of work.
- Sets up all necessary inspections, surveys, drawings and permits on projects.
- Report progress of project on a weekly basis.
- Secures property and equipment on site.
- Do weekly site visits to ensure work is being performed up to standards.
- Address concerns with contractors immediately.
- Prepare to meet inspectors at property when necessary.
Budget and Expenses
- Prepare the initial construction budget and submit it to the Managing Director.
- Manage expenses to meet budgetary goals throughout the construction stages.
- Conduct weekly analyses of renovation costs and tracking expenses.
- Prepare and manage all change orders.
Skills Required:
- Must be able to work without direct supervision.
- Must be able to plan, organize and effectively communicate changes with managers and contractors..
- Must have critical thinking and problem solving skills and
- Ability to develop and execute strategic planning, risk assessments and people management.
- Ability to negotiate contract bids and proposals. Ability to navigate project management software.
- Ability to read, write and interpret budgets, policies and contracts.
- Ability to adapt and adjust to untimely changes.
Experience:
- General Contractors License and/or 3 5 years construction experience.
- General proficiency in all areas of residential construction.
- Experience handling issues involving social and financial diversity.
- Available to work some weekends and after hours for maintenance emergencies and volunteer projects etc.
Compensation & Benefits
Salary Range: $75,000 - $83,000, annually depending on qualifications and experience
Full-time/Exempt 40 hours/week
